Frequently asked questions

I encourage the client to be present as I identify potential issues, but if it doesn't fit their schedule, that's fine. All the information will be in the report and I will happily discuss any issues on the phone. Honestly, watching me take photos and scribble notes for three hours is not very exciting.

A four-point inspection is a targeted evaluation of four key home systems—the roof, electrical, plumbing, and HVAC—typically required by insurance companies before they issue or renew a policy on an older home.

A pre-purchase home inspection typically covers the property's structure, interior, and exterior. It also includes an assessment of systems such as plumbing, electrical, and HVAC to provide buyers with a comprehensive understanding of the property's condition before finalizing the purchase. The inspection typically does not cover fences, patios, pools, and out-buildings, including unattached garages. These can be included though for an additional fee.
